The lawn is made before the turf arrives

Turf laid on badly prepared ground looks fine for a fortnight and terrible forever. On Teesside's clay, preparation is everything: builder's rubble and compaction broken up (new-build gardens are the worst offenders, an inch of topsoil over crushed brick), levels set so water moves off the surface, the top 100mm or more improved with screened topsoil and organic matter so roots can actually run, and the surface firmed and raked to a fine tilth before a single roll is laid.

That is what £15 to £25 per square metre buys: the turf itself is the cheap part. Quotes here state excavation, soil import and preparation as visible lines, the first place a £10/m² quote is lying to you.

Turf or seed?

Turf gives an instant lawn at £15 to £25/m², usable in weeks, laid March to November. Seed costs a fraction of the price (£3 to £8/m² prepared and sown) and produces a genuinely better-established lawn in a season, if you can keep off it and keep it watered. For families wanting the garden back this month, turf wins; for bigger areas and patient owners, seed is the honest value. Both are quoted where the choice is real.

Renovation instead of replacement

Plenty of tired Teesside lawns do not need replacing: scarification, aeration, top-dressing and overseeding (typically £5 to £12/m²) resurrect a mossy, compacted lawn for half the price of re-turfing. Clay lawns especially respond to hollow-tine aeration, the single best treatment for ground that sets like concrete every summer. The survey says plainly whether yours is a renovation or a replacement.

Aftercare, in writing

New turf lives or dies on the first month: watering schedule, first mow height, when it can take traffic. Every job comes with written aftercare, and spring and autumn bookings get the best establishment weather, quotes will tell you honestly if timing suggests waiting a few weeks.
